When you buy property worth ₹50 lakh or more, deduct 1% TDS and file Form 26QB within 30 days from the end of the month in which the payment was made.

Each buyer-seller combination and each instalment needs a separate 26QB. Form 16B must then be issued to the seller within 15 days of filing. Payments to NRI sellers use Form 27Q with a TAN instead, at higher rates.
